Even though ASHI standards Plumbing Section 6.2 states "The inspector is NOT required to inspect: manual and automatic fire extinguishing and sprinkler systems and landscape irrigation systems. I felt it was my duty to my customer to write this one up.

Sprinkler pipe has burst and back flow valve is broken. Recommend repair or replacement as needed.

Sometimes you got to go above and beyond what is "required". I would have felt awful trying to explain to my client in the spring how he had to repair the pipe that I neglected to tell him about.
